Basic investment principles in the stock market - Part 3 of 4

In part three of this four part series we will be discussing the next four principles of stock market investment. Previously, we discussed about the first three principles of investment. Number one principle is that the stock market is just another vehicle of investment. Secondly, you must realize that investing in the stock market is a like roller coaster ride. 4.) You must realize that investing in the stock market does not take a lot of money but if you really want to make an impact on your portfolio you have to place in a substantial amount. - You don't need millions or hundreds of thousands of pesos to invest in the Philippine Stock market. You only need at least P 20,000.00 to somehow play it out. I started out with only this amount. In fact you can invest if you only have P 10,000.00 but for me that is too small an amount. For example Jollibee (JFC) shares cost only 51.50 per share as of today. The board lot (which is the minimum amount of stocks that you could invest in) is 100. 51.50 x 100 = P 5,150.00. This is the only amount you need to be a stock holder of Jollibee. Let's say in 1 year time Jollibee stocks climbed to P 100.00 per share, you have gained P 5,000.00 more. But if you had invested 200 shares you could have gained more than just investing in 100 shares.

5.) You must be consistent in investing - If you start small make sure you do not stay that way. Discipline yourself to invest a certain amount of your income to the stock market in order to pump in more capital so that your portfolio may grow. For the past month now I have slowly added to my investment, I did not just stop at P 20,000.00. Make investing a habit.

6.) Minimize your losses, Maximize your profits - The loss is only on paper if your stock goes down. The actual loss occurs when you sell your stock at the "losing" price. The best thing to do therefore is to never ever sell at a loss. This is the reason why it is very important that the money that you invest in the stock market is considered as surplus money, not your emergency fund. If you invest your savings or emergency fund, you will be forced to withdraw sell your stock at a loss if you deperately need the money. To maximize your profit you must utilize profits you gained from the sales of stocks and the dividends you recieve to buy more shares of stocks.

7.) You must realize that the stock market is not a get rich quick scheme - Don't ever expect to get rich overnight in the stock market. In all investment scheme always remember that money takes time to grow. Investments that give you unbelievable rates of return in a very short period of time are mere scams. The stock market, especially the Philippine stock market takes several months or even years in order for you to really profit. There may be times that it will just take weeks or days perhaps but these are rare occasions like when there is a consistent bull run that is going on or that there is an unusual drop or climb of prices in a short period of time. - 16586

1. Lease-Option

Rent a property from the seller with the option to buy. This buying technique is ideal for home buyers with bad credit and no money down. With a lease-option agreement, the seller establishes a monthly payment for the property, and the renter agrees to purchase the property within a reasonable period. Since a percentage of the monthly rent payments are credited toward the purchase price, the renter/buyer receives down payment assistance from the seller.

2. Mortgage Assumption

Buyers may offer to assume responsibility of a property and use the seller's current financing. Mortgage assumptions assist home buyers with adequate means to meet the expense. In exchange for making mortgage payments, the buyer receives the property title. Before assuming a loan, research the original loan agreement and look for a "due-on-sale clause." This provision prohibits a mortgage assumption.

3. No Money Down Loans

Zero down home loans or 100% financing is a simple way to buy real estate with no money down. To qualify, borrowers must have acceptable credit and verifiable income. Several zero down mortgage loans are available, especially to first time home buyers. These include select FHA and VA loans. Home buyers with no money down loans typically pay a higher rate and PMI (private mortgage insurance).

4. Seller Financing

If you cant afford the 20% down payment, ask the seller to increase the asking price, and seller finance a portion of the property. For example, increase the original sale price of $120,000 to $144, 000. The mortgage lender will agree to finance the lesser balance because its 80% of the asking price. Next, the home seller carries a note for the balance of $24,000. After the closing, the seller may continue to hold the note, or sell the note.

5. Borrow a Down Payment

Funds for a down payment can be borrowed from family, friends, or private investor. Discuss installment payments at fixed intervals, or repay money upon sale of the property. Other options include borrowing money from a life insurance policy or 401K. - 16586
